Solutions for expansion joint issues in flooring

Expansion joints degrade with use. Left untreated, damaged joints allow further edge deterioration, create uneven surfaces and increase the risk of injury and equipment damage in high-traffic areas.

Sealing joints correctly from the start is not common practice, but it should be. Without it, intensive floor use leads to joint failure, affecting both worker safety and operational efficiency.

We repair and seal joints as part of every project, not as an afterthought. Our sealants are built to withstand heavy industrial traffic while keeping maintenance to a minimum.

Specifications vary by project. We define them based on expected joint movement, chemical exposure and the type of traffic the floor will carry, so the sealant matches how the facility actually operates.

PROJECTS

References in expansion joint repair and sealing

We have proudly partnered with major companies across the UK, providing expert solutions for concrete joint repair and sealing. Explore some of our most successful projects below:

GREENLIGHT (Southampton, UK)
Floor area: 1,500 m² Challenge: The warehouse floor had extensive joint deterioration caused by years of industrial traffic and surface wear. Damaged and open joints were allowing further edge deterioration and creating an uneven surface that required refurbishment before the facility could continue operating efficiently. Solution delivered: BECOSAN® repaired and resealed approximately 2,200 linear metres of expansion joints, rebuilding damaged joint edges where required and installing durable joint sealants designed for heavy warehouse traffic. As part of the wider floor refurbishment, crack repairs, localised concrete repairs and surface preparation were also completed before the floor received the BECOSAN® treatment. Result: The repaired and sealed joints restored the continuity of the concrete floor, helping to protect joint edges from future impact damage while improving forklift traffic, reducing maintenance requirements and extending the service life of the warehouse floor.
SAINSBURY (Rugby, UK)
Floor area: 61,500 m² Challenge: Following more than 20 years of intensive warehouse use, the concrete floor contained numerous deteriorated expansion joints that had suffered edge damage and wear. Before the warehouse could be handed over to Sainsbury, the joint system had to be restored to withstand continuous logistics traffic and prevent further concrete deterioration. Solution delivered: BECOSAN® carried out a comprehensive programme of expansion joint repair and resealing across the warehouse, restoring damaged joint arrises and installing new sealants to protect the concrete from impact, dust and debris ingress. These works formed part of the wider floor rehabilitation programme, alongside crack repairs, removal of obsolete coatings and anchors, before the application of the BECOSAN® floor treatment. Result: The restored joint system improved the durability and functionality of the warehouse floor, providing smoother forklift movement while reducing the risk of further joint failure and costly future repairs. The complete rehabilitation was delivered within the project’s demanding 60-day programme, allowing the facility to be handed over on schedule.

FAQ

FAQ : Fixing concrete expansion joints

Yes, all our expansion joint repair and sealing work is backed by warranties, ensuring quality and long-term reliability for our clients.

Our sealants typically reach load-bearing strength within a few hours, allowing forklift traffic to resume the same day in most cases. Work is carried out in phases, so only isolated floor zones are closed at any time, keeping the rest of the facility operational.

Unlike joint filling alone, our repair process rebuilds damaged joint edges before resealing, addressing the root cause of failure rather than just the surface gap. This is combined with our floor rehabilitation

expertise, so joint repair is assessed as part of the overall condition of the slab, not as an isolated fix. We also offer complementary services such as concrete polishing services, providing a complete flooring solution when required.

We assess the extent of edge damage and the condition of the surrounding slab before recommending a solution. In most cases, repairing and resealing the joint is enough to restore performance. Full concrete replacement is only recommended when structural damage extends beyond the joint itself.
