Epoxy resin floor repair for warehouses in the UK

When a warehouse epoxy floor starts to peel, scratch or yellow, there are two possible paths: repair it again, or stop the recoat cycle. At BECOSAN®, we explain both—but we recommend the long-term, cost-effective solution: removing the failing epoxy and converting the floor into polished concrete for dry warehouse areas.

  • UK-wide coverage
  • Flexible night/weekend work
  • Phased aisle-by-aisle programmes to minimise shutdowns
  • Detailed surveys and transparent pricing.

Whether you’re looking for an epoxy floor repair company near you or need expert advice on how to fix a scratched epoxy resin floor, our UK-wide specialists can inspect your surface, diagnose the issue and guide you towards the most durable, long-term solution.

Challenges

Common epoxy floor problems

  • Scratches and scuffs from pallet trucks and forklifts
  • Hot-tyre pickup and delamination in traffic lanes
  • Peeling top coats after repeated recoats
  • Yellowing or staining from UV or chemical exposure
  • Cracks, spalls and failed joints creating safety and hygiene issues

Note: For very small, localised defects, a quick patch may provide a temporary fix. However, when problems are widespread or recurring, the best investment is to replace the system entirely with something more stable and long-lasting.

Two possible routes

At BECOSAN®, we offer both wet and dry concrete floor grinding — two equally effective methods that achieve the same high-quality result. The choice between them depends on your environment, site conditions and health and safety requirements:

Route A — Recoating or repairing with epoxy

Useful only in isolated cases.
This route can be applied to small cosmetic issues but is generally a temporary solution. Frequent recoats increase downtime and maintenance costs.

Limitations: colour matching on aged coatings, visible blend lines, and the likelihood of bond or moisture failuresreturning.
Conclusion: fine for small touch-ups, but not sustainable for active industrial floors.

Informative mini-guide: how epoxy scratches are usually repaired

  1. Clean and degrease → light sanding → apply repair resin → recoat surface.
This hides the scratch temporarily but doesn’t stop the same issue from coming back if the system itself is failing.

At BECOSAN® we don’t perform small epoxy repairs—we recommend removing the deteriorated coating and transforming the floor into a polished concrete surface that lasts.

Route B — Stop recoating: remove the failing epoxy and switch to polished concrete (for dry zones)

Ideal for: recurring delamination, annual recoats, heavy forklift traffic, or when downtime and maintenance are the main pain points.

Why warehouses choose polished concrete for dry areas

  • No more recoats: break the endless repainting cycle
  • Lower total cost of ownership: less downtime, fewer materials
  • Dust-free, easy-to-clean surface for dry logistics areas
  • Slip-tested finish with adjustable gloss levels
  • Reduced tyre marking and micro-scratching typical of coatings
  • Professional appearance with no fragile surface film

Important note: Polished concrete is for dry zones. For wet, food, or chemical areas, a liquid-proof system may be more appropriate. We’ll identify these boundaries clearly during your survey.

FAQ

Epoxy Floor Problems: Repair - Frequently Asked Questions

Yes, but usually as a short-term fix. If scratches keep reappearing or cover large areas, we recommend removing the coating and applying the BECOSAN® system to the exposed concrete.

It depends on your environment. In dry warehouse areas, polished concrete eliminates the recoat cycle and reduces maintenance. In wet or chemical zones, a specialist coating may still be necessary.

Polished concrete installation can be phased by aisle, so operations can continue with minimal disruption.

We operate across the UK with local teams covering every major logistics region—from the North West to the South East. Wherever you are, we can inspect your epoxy or resin floor and provide a plan to repair or upgrade it.

We tailor the finish and test slip resistance to your project’s needs. We’ll advise the right level for your traffic and cleaning routine.
